Wall insulation, air sealing, and heat pump conversions are the most common upgrade paths. The city's density also means party walls and shared building elements that affect insulation strategy.

Common upgrade priorities in the GTA

The area has a dense urban mix of detached homes, semi-detached, and rowhouses, many built between 1910 and 1970. This construction profile shapes what audit results typically look like. While every home is different and the audit is the only reliable way to determine actual upgrade priorities, the most frequent findings in this region include:

  • Attic insulation — Often the single best payback measure, particularly in pre-1990 homes where builder-installed insulation falls short of current R-60 targets.
  • Air sealing — Frequently reveals the highest return per dollar spent. Blower door testing identifies leakage points that visual inspection misses entirely.
  • Cold-climate heat pumps — As gas equipment reaches end of life, heat pump replacements become the priority HVAC upgrade for most Ontario homeowners. Current cold-climate models perform effectively down to -25°C.
  • Wall insulation — More relevant in older and denser housing stock. Drill-and-fill and injection foam techniques allow wall improvements without major renovation disruption.

Ontario rebates available to local homeowners

Homeowners in the GTA have access to the full suite of current Ontario energy rebate programs. The most commonly applicable programs for the area's housing stock are the Home Renovation Savings Program (up to $10,000, requires pre-retrofit audit), the Canada Greener Homes Loan (up to $40,000 at 0% interest), and the Enbridge Home Efficiency Rebate.
